SECURITY FOR INVESTORS

TRUSTEE TO ENSURE THE FOLLOWING:

  1. Obliged to maintain interest-bearing trust account to hold each of the Property Investment paid by Property Interest Holders during the 10-day cooling off period.
  2. 30% Property Interests are reserved to provide initial reassurance to the people that the Management Company has a long-term interest in the APS.
  3. Register of Investors must be maintained
  4. Adequate insurance for the Said Property
  5. Appointment of independent consultant to conduct semi annual review and inspection of the Said Property
  6. Land title is held in custodian of Trustee and cannot be charged without the consent of both Trustee and ROC

Fixed Nett Yield Phase

  • 1st to the 14th Year of the APS, the Property Interest Holders will enjoy a fixed financial return of 7% per annum on the Base Value for each Property Interest.

Variable Nett Yield Phase

  • 15th to the 35th Year of the APS, the Property Interest Holders will enjoy an annual nett yield or financial return on each Property Interest calculated based on the following computation:

  • GARR means the actual annual rental returns received from tenants of the Property by the Management Company
  • PME means the costs, charges & expenses incurred by the Management Company in respect of managing the Property
  • TPI means the ten thousand five hundred (10,500) redeemable interests created under the Scheme herein
RESALE THE PROPERTY INTERESTS SHALL NOT BE TRANSFERRED OR DISPOSED OFF DURING THE FIRST 24 MONTHS FROM THE DATE OF TAKE-UP.
TAXATION SUBJECT TO INCOME TAX
INCOME DISTRIBUTION The return for Property Interest Holders will be paid annually. (The Nett Yield will be paid based on the annual financial benefit in each calendar year commencing on 1st Jan and ending on 31st December to be received by each Property Interest Holders. 1st year payout is prorated from month of purchase till Dec 31.
